 Painting Details

General:

  • Please don’t paint door handles, lighting fixtures, switches, outlets, and similar hardware.

  • Please don’t paint the primary banister in the hall or the stair railing.

  • Remove and reinstall all mini-blinds and roller blinds.

  • Please retain all cabinet handles.

  • Wallpaper remains in all three bathrooms; Please remove it in the kitchen and master bedroom.

  • Please paint all closet shelf systems and shelves, but do not paint closet rods.

    • Three bedrooms

    • Entry

    • Hallway

    • Kitchen pantry

    • Laundry area

Entry:

  • Remove and discard the old alarm system

  • Replace handles on the entry closet (2 doubles)

  • Paint trim above the closet

East Living Room:

  • Remove and discard drapery and valance hardware above windows

Dining Room:

  • Remove the shelf and patch the drywall

West Family Room:

  • Remove and discard two ceiling hooks

  • Replace the ceiling electrical cover

  • Do not paint the ladder.

Kitchen:

  • Replace soap dispenser

Hall:

  • Do not paint the doorbell cover

Guest room:

  • Do not paint Murphy bed (you knew that) 😀

  • Paint the wall inside the Murphy cabinet behind the headboard

  • Install new gold handles (10 Singles)

Guest Bath:

  • Repair drywall

  • Install Backsplash

  • Install new gold handles (9 doubles)

  • Install Mirror 2” down from the base of the light fixture, aligned at the right of the vanity top

  • Please paint the exterior of the medicine cabinet (maybe the interior too)

  • Add trim to the top of the skylight

Main Bedroom:

  • Remove and discard drapery and valance hardware above windows

  • Install new gold handles (6 doubles)

Main Bath:

  • Install the backsplash as we discussed

  • Install new gold handles (11 doubles)

  • Please paint the exterior of the medicine cabinet (maybe the interior too)

  • Add trim to the top of the skylight

Downstairs:

  • Do not paint stainless steel HVAC intake

  • Install a cover over the subpanel

Downstairs Bath:

  • Install new black handles (3 doubles)

Finishing Touches:

  • Install switch and outlet covers. Use red spacers as needed to be sure they are flush

  • Install the cable TV plate in the West living room

  • Install doorstops

  • Install 10 new floor vents

One more thing — Outside the Kitchen Window:

  • Remove and discard three sets of brackets, the hose bracket, the small post, and the extension cord. Touch-up paint as needed.
